Note -- usually if we have to wonder if sin or not -- probably is sin.

Is using deception and cunning the same as outright lying? If through circumstance and cunning one were to make another believe something that is untrue would that constitute a sin?
As someone else mentioned, the phrasing of this OP almost brings to mind the methods of the adversary himself. The deal usually is an offer of some finite coveted thing, without mention of the fine-print and actual eternal cost. Is it active deception if the individual is allowed to unknowingly believe a lie, and so deceive his or her self because of lack of knowledge? "Look at what this person believed and did of their own accord" is just the kind of thing the accuser would say when accusing someone before God.
