Homebuilder confidence jumps to highest level in 20 years
A stronger economy and a severe housing shortage have the nation’s homebuilders feeling better than they have in two decades.

Builder confidence in the newly built, single-family home market jumped 5 points in December to 76, the highest reading since June 1999, according to the National Association of Home Builders/Wells Fargo Housing Market Index. Anything above 50 is considered positive.

November’s reading was also revised higher by 1 point. The index stood at 56 last December. At the worst of the housing crash, in 2009, builder sentiment hit a low of just 8.

“Builders are continuing to see the housing rebound that began in the spring, supported by a low supply of existing homes, low mortgage rates and a strong labor market,” said NAHB Chairman Greg Ugalde, a homebuilder and developer from Torrington, Conn.

Builders’ confidence is clearly based on what they’re seeing in their showrooms. Of the index’s three components, current sales conditions rose 7 points to 84, sales expectations in the next six months rose 1 point to 79 and buyer traffic increased 4 points to 58.

All, however, is not perfect in the homebuilding market. Builders could likely be doing even better if they didn’t face so many headwinds.

“While we are seeing near-term positive market conditions with a 50-year low for the unemployment rate and increased wage growth, we are still underbuilding due to supply-side constraints like labor and land availability,” said NAHB chief economist Robert Dietz. “Higher development costs are hurting affordability and dampening more robust construction growth.”

Housing starts are a leading economic indicator. This bodes very well for Trump next November. We also cannot underestimate the importance of relaxing regulations in many areas of business as a confidence builder.
As a "coastal liberal elite" I half agree with you.
We should totally relax many zoning regs to permit greater residential density.
We should continue to strengthen energy efficiency regs for a healthier world for everybody.

Tiny homes and condominiums could house many more people.

yeah I could see 1 1/2 people living in this.....

My mom was raised in a house only slightly bigger than that. Americans used to have more modest expectations for home sizes. The US government also subsidized alot of GI tract housing, which is exactly what my parents had.

Most tiny homes are 300 square feet and not suitable for families. The HUD standard for occupancy is two per bedroom. The issue for most is where to put it. Many places won’t accept them. PBS wrote a piece on the challenges buyers face.

Well, fortunately the gov has not YET mandated housing sizes for people....though Iguess they could levy taxes based solely on square footage and not valuation....hopefully no gov officials in CA read this post.....

Needed by whom? No one is forced to purchase a home. That’s a personal choice.

A tiny home can be a great option for a single person or couple - for a while. Sometimes a long while.

That looks like a weekend getaway at best. Others, may view it as something more. Neither perspective is wrong.

small, old ranches are in demand in our town as younger people want them & older people downsizing want them so they sell in less than a week

You get what you pay for. Quality lasts longer. I grew up watching This Old House. They covered the nuances of home building. Materials matter.

Local governments regulated housing sizes in some places. One city has a 1200 sq ft minimum. Some areas are not zoned for multifamily housing, they would not let me build a duplex on a lot. Some do not allow building attached apartments or a small home in the backyard. This affects housing affordability.

Manufactured homes are about half the cost per square foot to build compared to homes built on concrete slabs. Zoning laws limit where they can be built. They are typically larger than tiny homes.

I agree. More people crowded into the cities means more open space for us outdoor sportsmen. Abandoned farms make great hunting camps.

Energy efficiency regulations should be tightened, especially for water heaters. This can be done at the federal level (interstate commerce). Building(s) energy efficiency is a local matter.
