Well my oldest just informed me that he is going to ASU for college which is local, which is GREAT news for me (it's next year, he's a senior this year). BUT he wants to live in the dorms or get an apt with his buddy. I want him to live with me and help me financially. So it looks like I might have to rent out his room, which scares the crap out of me for alot of reasons. Thoughts?

When I seperated and then unemployed, I rented a room from a lady. Tho the room was seperated from her living area is was in the same house. She was very bold about saying how she expected us (upto 4 rooms she had to rent). So make it clear, I'm renting this room to make money. You don't pay one time once and I'm evicting you immediately. No mothering, its a business deal.

The advantage of renting a room is that its your home, so if they act up you can have them evicted in hours where an apartment is at least a month.

So find out what rooms are going for and get a contract to be signed ... be sure to add your special instructions to it.

That was one of the things I was worried about, how to get them out if they cause problems or don't pay. Thanks for the advice.

You'll have to check the local state laws, but I assume since its your place of residence and they will be living with you there are special laws for that situation.

Thank you! So I have been reading a bit and I guess if I do rent out a room it counts as income to me? I don't like that. They say it gives you tax relief but it seems more of a headache to do my taxes. But if you just charge them for utilities/groceries you don't have to count it as income Maybe I will have a fantastic second job by then and won't need a roomie, who knows, right?

I am looking for a second job. No matter what I try to do I cannot get my payments down and in about 10 months I lose about 1000.00 dollars a month because my older son will turn 18, so I am applying at the Hobby Lobby next to my house. Pray for me. I feel bad in some ways because some people don't even have 1 job, but I don't know what else to do, not even sure if they will hire me, but I am hoping so.

I will pray for you Michelle.. I know about kids turning 18.. your still caring for them but yes the money drops.. all your bills don't though..

I'm thinking about renting a smaller room next year in your area, save a few bucks if possible. Keep us posted if you go that route?

Rent the room pay taxes .. get a 2nd job pay taxes ...

Ofcouse if you rent a run you can also depreciate a portion of your house value, so you would be ahead on 2 accounts.

Correct ... just as you haven't been able to depreciate your house all these years. Simplified - Since I rent the 2nd floor of my house, about have of the floor space is being rented. So I can take half my homes value and depreciate it over x years. I forget how many. Say half of my house is worth 100K I divide that by 20 = 5K. The 5K is a deduction of my income. I can do that every year I rent the space. It is involved, but it can save a lot of taxes. But with your deductions many you don't pay many taxes.

But then I read something about it affecting whenever you sell the house? Ugh! It's so confusing! And I don't know for sure if my son will really move out or if he will stay and help me, or IF I can even rent it out if he does move out. In a way it sounds easier to get a second job, but even that stresses me out, cuz some people don't even have one job and I don't know how employers are feeling about people wanting a second job.

If you rented the room out, I assume it wouldn't be big money ... so if I were you I'd just not claim it when tax time came.

Employers don't care if its your 2nd job as long as you can be there on time and are a good worker.

On a good note, my older son actually told me he is enjoying school this year. He only has to go 1/2 a year and is taking english online instead of at school because they could not switch him to regular english at school. He seems a bit happier since breaking up with his girl friend. I try not to ask him about it, he's been hanging out with a new girl, but they are not "going out" according to him they are just hanging out so...the bummer is that I asked him if this new girl believed in God (old gf did NOT) and he told me the other day he found out she doesn't! I don't understand these young people that have no clue and don't believe. It baffles me, but since their not technically dating I'm not worried YET! LOL.

How is everyones weekend going??

I have some sad news.. I can say it here.. my mother won't let me tell anyone here at home..

My Dad is in a mental hospital but getting worse.. my mother is not even allowed to go in and see him.. anyway he might need electric shock treatment.. up till a month ago he was normal in every single way and has been all his life..

I just sat and listened to my mother.. my counsellor gave me a number and name of someone my mother can talk too.. but she refused but did take the card.. she is going though so much right now.. missing him.. they have been married over 40 years.. please pray that she goes and talks to this person.. I am sure it will help her..

I don't understand why they won't let her see him? That sounds very strange to me. SO sorry for you and your family to go thru this. I will put your family and especially your dad in my prayers.
