Reasonably clean. It's easier for me to be relaxed in an environment that's clean, but lived in.

Definitely not during the summer! With the big trip we took, I'm not sure when we'll next be able to take a vacation (not that China was a normal vacation). Texas is a state that I'm not a huge fan of, yet still want to visit. If/when I do, I'll definitely let you know, if you are still living there then.
