a bit of good news

just wanted to share a bit of good news----looks like everything has finally come together on our buying a house. We decided to go through the VA, which has been a bit of a pain, but netted us a great mortgage rate. The VA inspection went well, no repairs needed before closing(I had heard horror stories about that, so was a bit worred) and the house appraised at a good amount above what we are buying it for! All we need to do now is wait for the closing date which should come soon. The loan officer thinks we should be able to close at the end of the month!! whoo hoo!

We were lucky enough to buy the house from a good friend of our's mom, so didn't go through a realtor, which saved us, and the sellers, a good bit of money and trouble.

The house is at the edge of town(read: no neighbors behind us--just fields) and is on a short dead end road with ends at a nice little city park. It's half my husbands driving distance right now, and half the distance to our current church.

It needs some cosmetic work--paint, new carpet, landscape work, etc., but has a brand new roof, new hot water heater, new deck, and we are getting enough money back to put in a new furnace--so all the expensive stuff is taken care of.

I'm pretty excited about it, there's been lots of prayer involved in the whole process.

Since I consider you guys extended family, I just had to write with the good news! It'll feel good to be in a place of our own again. We've been through some rough waters financially, and it feels good to feel like we are getting on top of things again. Praise God for His faithfullness(and patience!)!!!!!

Well, it appears that you're double blessed. You may want to consider warm floor heating rather than forced air. It is going to be somewhat expensive to heat homes this year, and warm floor is supposed to be pretty efficient. You don't even need steel pipes like the old steam heat needed.

Yea, we are thinking of the whole cost of heating thing right now--it's going to factor big on our decision of replacing the furnace. It's as old as the house, although of good quality.

We are seriously considering a pellet stove. My mom and dad have one, and my brother. It's done them both really good. My brother heated a 5 bedroom farm house with just the pellet stove last year for about $200 a month. Can't beat that! This house is much smaller, and newer than that farmhouse.

Matt would LOVE to have a heated floor, but don't know if we can manage that just yet. It's definately something he has planned for the future though.

JJB:Wouldn't it be AWESOME if I could have a potluck with you guys!!! I can't wait till we all finally do meet up!

edb19: yes, mansfield area. Actually Shelby, but mansfield is minutes away.


Everyone: We close 28th or 31st--we are going for the 28th, Friday---so we can move over the weekend. This next week is going to be crazy--packing, moving, and trying to get a majority of the painting done before we move in.........I pray this is the LAST move for many years! We've moved around so much lately, I can't take more!
