Have you discussed with her that she can't set the expectation to "get something" every time you (or the two of you as a couple) have to make a sacrifice with regards to your ex/your kids?

This would be a huge red flag for me if I were in your position.

Oh, well that's cool then. I don't think there's anything wrong with making little deals like that. If it makes her feel better about things in general, then why not?

My question is this - why not just do a quitclaim deed and remove yourself from the equation? Then, it remains only in her name and you are exhonerated of everything. She doesn't have to refinance or have a credit check or do anything to prove she can maintain the mortgage (as far as I am aware).
