Backward in time
"And out of the ground made the LORD God to grow every tree that is pleasant to the sight, and good for food; the tree of life also in the midst of the garden, and the tree of knowledge of good and evil." Gen 2:9
Over here we know of 2 noteworthy trees in the garden. For the second tree, it can be more accurately translated "the tree of the knowledge of good and evil. The before the word knowledge signifies that the tree could not provide any and every kind of knowledge, but only a certain sad knowledge of evil in contrast with good.
"And the LORD God said, Behold, the man is become as one of us, to know good and evil: and now, lest he put forth his hand, and take also of the tree of life, and eat, and live for ever: 23Therefore the LORD God sent him forth from the garden of Eden, to till the ground from whence he was taken. 24So he drove out the man; and he placed at the east of the garden of Eden Cherubims, and a flaming sword which turned every way, to keep the way of the tree of life. " Gen 3:22-24
All this happened after they sinned. It shows that the tree of life sustained them for all eternity. Before they sinned, their immortality was conditional. IOW, Adam and Eve had conditional immortality before the fall.
And after they sinned, they were barred access to the tree of life. This means they were subjected to death. They were now subjected to unconditional mortality.
And to the text you quoted,
"But of the tree of the knowledge of good and evil, thou shalt not eat of it: for in the day that thou eatest thereof thou shalt surely die. " Gen 2:17
So as they ate it, on the same day, divine pronouncement came upon them that now they had unconditional mortality. And this result also meant that they couldn't have face to face communion with God. So they lost much.
Note that Satan tempted Eve on this fact. Satan said that she wouldn't die if she ate it. And yes Satan was right in meaning that Eve did not immediately die. And Eve finding out that she didn't die immediately, passed on the fruit to Adam. But God didn't mean it that way. The consequences were greater than death itself as they had lost eternity with God.
"Blessed are they that do his commandments, that they may have right to the tree of life, and may enter in through the gates into the city" Rev 22:14
Finally, we can be assured to have access to the tree of life when Christ comes again.
