I dunno - moving an hour away from the city to a country that doesn't have any property tax doesn't seem that far fetched. It's a train ride in. I think that would be worth the money saved along with getting a much larger home for less money.

Mind you - it's from Realtor not a political source.

Cost of living in Manhattan is 50% more than Yonkers (Westchester County). It's an hour away by train.

The Kristen Altus piece they cite at the beginning to justify the "$100m surge" is nonsense. It's based on comments from the CEO of BH Group, which is largely a residential real estate developer. First, it's not a "$100m surge". The BH Group guy says that it's double their number from last year, so, at best, it's a $50m surge, which is nothing in terms of real estate development. If we're talking commercial, that's one moderately sized office building. For residential, all of the condos of theirs I looked at are $2-5 million each. So they got, at most, 25 more people in "the last few months" moving from NYC to Florida? oh my gosh guys, that's practically a tidal wave. There will be more than that at the 5yo's birthday I'm going to on Saturday.

The botoxed lady is doing nothing more than speculating.

Academic Studies Showing Mamdani’s Tax May Lead To Wealthy Taxpayer Migration

Whether wealthy taxpayers leave a jurisdiction when facing higher tax liabilities has been studied within the economics, finance, and accounting academic literatures. The findings have been rooted in the Scholes-Wolfson Framework, which suggests that taxpayers in a global planning framework should consider all taxes, all parties, and all costs. Thus, when a taxpayer faces an increase in explicit taxes, not unlike the increase Mamdani proposes for the wealthiest New York City residents, they are likely to weigh these costs against relocating.

Of particular note, Cassidy, Dinecco, and Troiano’s published work in the American Economic Journal: Economic Policy in 2024 evaluates U.S. states that implemented an individual income tax from 1900 to 2010. They find that while the tax revenues per capita increase following taxes being imposed by states, it comes at a cost. In particular, the tax revenues for each taxpayer goes up but this result is, in part, because wealthy taxpayers leave. They suggest that these taxpayers have high mobility due to their resources, and the effects of the higher tax rates do not have their intended effect since the wealthiest taxpayers migrate out.
If only there was this much concern for poor migrants fleeing actual persecution.
