Finally

Well the seller for the first house didn't get off the pot and find a house to buy so I pulled my offer when I found another.. even cheaper house. - This one the seller owns a dozen houses, he's got no contingencies. There are tenants but they are on a month to month lease so they can be put out on 12/31... or before... the seller's broker says he usually can move his tenants right to another house when he decides to sell something. (which makes me feel less guilty about putting out this huge family living there)

The sales contract is signed, tomorrow I'll call to set up an inspection and let my lender know to get moving on the appraisel. Looks like I could be closing in time for the New Year and just in time to get the tax credit for first time home buyers for this year :)

It's a gorgeous place, 6 bedrooms, living room, formal dining room eat in kitchen, 2 fireplaces, unfortunately only bath but i can live with that, we've never had more than 1. Plus 3 finished rooms in the basement along with the 4th utility room. Oooh and W/D hookups in the kitchen, with all my medical problems I've been hoping we could get that because going up and down has been a pain (literally) Walk out basement (really, walkout, no steps up to swing out doors on a slant.

Across the street from the kiddo's high school, 15 minute walk to work.. YAY!
