If you want to get technical about it, the woman has to be married to a different man. Then it is BOTH who commit adultery, as it is a violation of her marriage covenant.
Since the Law allowed for a man to have more than one wife, (and that was not changed in the New Covenant) if the married man has sex with an unwed woman, it is NOT adultery.
But it would still be considered inappropriate contentia / fornication which is forbidden to all New Covenant believers per Acts 15.
