I had this happen to a friend who evicted them as soon as they didn't pay for a month after learning about it. I was curious on other people's reasonings for this situation.
Was the home owner financed?

No matter the arrangement of the tenant given by the Owners of the property.
Being deliquent on rent has discretionary consequences.

If I had a home to sell, I would have absolutely no problem in selling it to anyone who needed it.
Whether they were gay, bisexual, trans, straight or otherwise, my only wish is that they would have a roof over their heads, a secure place to live and somewhere they can call home.

The only circumstantial arrangement I'm able to find relevant to the OP. Is where an owner of a single home rents rooms.
Which is a situation that leaves the tenants in a vulnerable situation. Especially when they are desperate for shelter.

Word of mouth solidity is a rare comfort given by owners of land and property. Those that fail to consider their position to be a gift of charity are the ones that forget to give Glory to The Potter.

I had a friend sell his house to a guy whom he later learned was gay after the sell: he evicted them as soon as they didn't pay for a month after learning about it. I was curious on other people's reasonings for this situation.

If a person does not pay their mortgage payment, that is the bank's concern not mine. AFAIK banks do not evict people after only one late payment. And they do not care one iota about the sexual proclivities of those that owe them money.

Yes, as a real estate license holder it would be against the rules for me not to sell it based on that. Also, their private sins are not mine to judge, I would sell the home and leave it to them. The same goes for renting, it is illegal in many jurisdictions to evict or deny renting a home to someone based on this issue.
