Agreed. It depends on the area as well. Some places barely have a Catholic "community" (hate that word). Others do, but many are lapsed, so one is stuck to selling online and parishes and having to pay for a lease.
Bay Shore used to be very Catholic, but the population has changed. Montauk Hwy (or whatever they call it on that stretch) is not the best place for a business nowadays. And you should check Sunrise Mall and the rest of Sunrise Hwy to make sure there is not another Cath bookstore in the area.

The closest I recall is the one we discussed (Trinity). Main St. or Montauk Hwy was pretty deserted, but lately quite a small strip has been springing. Everything from a few trendy cafes to pubs and clothing stores.

Like I said, we'll see.
